Our primary service is to help home buyers in the south Texas area inspect the house they are looking to purchase. Regardless of whether the buyer is working with a real estate agent or dealing directly with the home owner, we can help with the home inspection and uncover defects that a typical home buyer would not notice. As licensed home inspectors in the state of Texas, we are forced to inspect for using a minimum standard that the state provides. However, we at All American go beyond the minimum standards.

If the termite infestation is limited to a small section of the house, and you would like to save money, we can perform a Spot Treatment on that section of the house.  This is a cheaper alternative to a full treatment, and will also eradicate the termite problem.  We charge an additional $100 if one of the walls has to be foamed inside the wall cavity.  Please note we DO NOT offer this treatment if the termite infestation is in more than one section of the house.

Another popular wood-destroying insect in Texas is the carpenter ant.  There are dozens of sub-species of carpenter ants, but the most popular type in this area of the state is the type that is half red and half black.  These types of ants do not eat the wood like the termites do, but will chew thru it to make galleries for egg nesting.  We charge an additional $100 if one of the walls has to be foamed inside the wall cavity.

We are the only home inspectors in the South Texas region that are licensed by the state to perform mold inspections. We have performed dozens of mold inspections in both residential and commercial properties all over the Rio Grande Valley. If you’re buying a house or a commercial building and suspect the property has mold, we can perform a mold inspection for a separate fee.

This type of insect is not too common in this part of the state, but we still see it once in a while.  We usually see it when we are inspecting attics during a real estate transaction.  This type of insect will lay its eggs inside trees.  Then when the trees are processed and turned into lumber, that lumber is used for house framing, and the beetles will bore their way out of the lumber.  The damage this type of beetle can do to wood is similar to the damage it causes on old tree trunks that are full of holes.

Many times, a home buyer is all spent out with all the expenses involved in purchasing a home, and has a limited budget for the inspections and appraisals. Or many times a home buyer is only concerned with one or two items in the house, such as the foundation, the roof, the A/C, the plumbing system, the electrical system, or the insulation levels in the attic, etc. For those types of buyers, we offer a limited inspection or a custom inspection for just the items that the buyer wants inspected.
